Exploring the Dubai Market, Redefining Standards in Residential Living
In 2024, YIGO group’s senior management team took up long-term residence in Dubai to undertake detailed preparatory research for the Dubai project . During a series of extensive site surveys, we identified a significant issue: over 70 per cent of standard apartment flues were designed without provision for mechanical smoke extraction systems. In some cases, the flue cross-section was found to be barely 60 per cent of the statutory minimum. Such shortfalls give rise to pronounced “chimney effect” turbulence when multiple extractor hoods are used simultaneously. As a result, when residents on upper floors release cooking fumes, localised pressure builds within the ductwork, forcing smoke through unsealed gaps on lower floors and into neighbouring homes — a considerable inconvenience, particularly for households accustomed to preparing meals at home.
Recognising the seriousness of this issue, the YIGO Group’s Chairman personally convened repeated consultations with the appointed design institute. These discussions have led to structural refinements incorporated into the forthcoming development. A number of further design adaptations, each tailored to Dubai’s specific living environment, will likewise be reflected in YIGO’s new scheme in Dubai
